The action
Buyers liked the architectural design of this four-bedroom house and its prime location 500 metres from downtown Canmore, but the thick treeline that obstructed the view and a construction site next door turned off some.
“We knew it would either go right away or take some time, there’s no in between,” said agent Christopher Vincent.
“It’s a beautiful home, but there were two challenges to it. One, was an empty lot next door with a home going up on it.
“The second was the surrounding lots have nice big, mature trees on them. It allows for mountain views, but not the big, expansive view a lot of people are looking for.”
Over the spring and summer, the price was slashed by $50,000 to $100,000 increments until a repeat visitor rolled out a $3.2-million offer in the fall.
“The buyers looked at it a couple of times,” Mr. Vincent said. “Making that final price adjustment drove them to make an offer.”
What they got
This five-year-old house was designed by local architectural firm Russell and Russell. It has a living room on the second floor with vaulted, wood-beamed ceilings, a three-sided gas fireplace and stacking doors to separate decks oriented south and west.
There are heated floors throughout the home, three bathrooms and kitchen and dining areas upstairs. It also comes with a double garage.
On the main floor, a bedroom and recreation area have exits out to the patio, hot tub and fire pit on the 50-by 132-foot lot.
The agent’s take
“It’s only a couple hundred metres to Main Street, so it’s very walkable but also very private,” said Mr. Vincent.
“There were some details that a lot of people don’t do, like the timber framing on the interior and metal details up top that’s a nod to Canmore’s coal mining history.”
